Full-time position in the Maintenance Department for a highly motivated individual who is a self-starter and able to work on their own. Position works during the day and is subject to working evenings, weekends, and holidays.
Summary: Under the general supervision of the Director of Building Maintenance, this non-exempt position is responsible for the manual and semi-skilled tasks necessary to perform maintenance and care of the buildings and grounds including electrical, plumbing, boilers, air conditions, heating systems.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
- Use tools such as precision measuring instruments and electrical and electronic testing devices.
- Diagnose machine, equipment, infrastructure malfunctions.
- Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.
- Adjust functional parts of devices or control instruments, using hand tools, levels, plumb bobs, or straightedges.
- Drive and operator heavy equipment.
- Check heating, air conditioning, and ventilating systems, boiler systems, plumbing and electrical systems regularly.
- Paint and repair offices and buildings.
- Replace electric plugs and bulbs, changes air filters, and maintains pumps and fans.
- Receive price quotes and order janitorial supplies.
- Remove and install furniture and equipment.
- Maintain clean and safe environment of building and grounds; secure building entrances.
- Monitor building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created.
- Service, clean, or supply restrooms.
- Gather and empty trash.
- Clean building floors by sweeping, mopping, scrubbing, or vacuuming.
- Follow procedures for the use of chemical cleaners and power equipment to prevent damage to floors and fixtures.
- Mix water and detergents or acids in containers to prepare cleaning solutions, according to specifications.
- Strip, seal, finish, and polish floors.
- Notify supervisor concerning the need for major repairs or additions to building operating systems.
- Set up rooms for meetings.
- Assist with watering, mowing and snow removal.
- Report any major repairs or problems to Administration.
- Clean, repair grounds and facilities to eliminate possible hazards that can cause slips, trips or falls.
- Work to improve customer service.
- Work with other departments to ensure efficient and effective service delivery.

Qualifications:

Required Education and/or Experience:
High school education or G.E.D.; six months to twelve months related experience or training; or equivalent combination of education and experience.
Preferred Education and/or Experience:
Associate's degree or equivalent from two year-college or technical school; or one year to two years related experience and/or training; or equivalent combination of education and experience.
Language Skills:
Ability to read and comprehend simple instructions, short correspondence, and memos.
Mathematical Skills:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
